Seattle Insider is going weekly (Issue #1)

WELCOME TO THE WEEKLY SEATTLE INSIDER

This is the first weekly issue, so consider this the new normal: every Friday, one email, my actual take on what's worth your attention around Seattle and the Eastside.

This week I had more fun than usual picking properties for you. Instead of sticking to my usual lane, I let myself wander a little: two condos, a new construction spec home, and a classic West Seattle Dutch Colonial. Different price points, different neighborhoods, same rule: I only put something here if I'd actually want to walk through it myself.

THE MARKET PULSE: SEATTLE VS. EASTSIDE

(First weekly snapshot, no week-over-week comparison yet, that starts next issue.)

Seattle: Median Price (30-day): $802,500 | Active Inventory: 3,363 | Sales Volume (30-day): 834 | Months of Supply: 4.0

Eastside*: Median Price (30-day): $1,332,500 | Active Inventory: 2,320 | Sales Volume (30-day): 556 | Months of Supply: 4.2

*Eastside = Bellevue, Kirkland, Redmond, Mercer Island, Sammamish, and Issaquah, combined. Data via NWMLS.

LISTINGS I LOVE THIS WEEK

75 S Main St #309, Pioneer Square, "Our Home" Condominium

$795,000 · 1 bed / 1 bath · 993 sqft · built 1892

Exposed brick, historic bones, one of my favorite neighborhoods in Seattle. What's not to like? This is number one on my list this week, plain and simple.

1521 2nd Ave #700, Downtown, "Fifteen Twenty-One Second Avenue"

$3,145,000 · 2 bed / 2 bath · 1,811 sqft · built 2008

This building is one of maybe five total units with these massive oversized decks, three on the penthouse (I've sold two of those), and this one on the seventh floor. Its terrace runs about 1,374 sqft, one of the largest private terraces in the city, with unobstructed views of Elliott Bay, the Olympics, and the skyline. It's a genuinely captivating, luxurious building, one I'd have a hard time not showing to anyone house-hunting downtown.

5111 107th Ln NE, Kirkland, "The Dorsett" by Enfort Homes

$3,949,000 · 6 bed / 5 bath · 4,042 sqft · built 2026

For the luxury Kirkland buyer: Enfort Homes, a great local builder, and this one is fully on-trend. Warm wood accents and texture instead of the cooler white-subway-tile look we've seen for years. About $977/sq ft, which is typical for new construction on the Eastside, but worth a look if you've got the budget and want new.

2414 Belvidere Ave SW, North Admiral, West Seattle

$1,550,000 · 4 bed / 2 bath · 2,824 sqft · built 1923

A gorgeous 1923 Dutch Colonial on one of West Seattle's most sought-after streets. Classic staircase, hardwood floors, a light-filled sunroom, remodeled kitchen, and a private backyard oasis with a manicured lawn and deck built for summer entertaining. For Seattle standards, and for a home with this much character, this is a relatively approachable price point. It's the kind of historic home a lot of buyers are going to be chasing this year.

Which one's your favorite?

WHERE I'D GRAB FOOD OR COFFEE THIS WEEK

Milstead Coffee Company, Fremont

Tucked just off Stone Ave. If you wander off the main drag while walking the Burke-Gilman Trail and happen to stumble on this place, you'll be glad you did. Great coffee, cool vibe, great location.

Seawolf Bakery

Their sourdough is exceptional, the green pizza is amazing, and it's just a great weekend vibe if you want to grab a pastry or a loaf of bread with a friend.

AS SEEN ON @URBANCONDOSPACES THIS WEEK

Supporting Spokane, one bagel at a time. Andrew, the owner of Hey Bagel, is donating all proceeds from a new product to Spokane wildfire relief. Small-business generosity like this is exactly why I love this city's business community, go support him, my family and I stop in most weekends.

Pizza's coming to Hillman City. The Puget Sound Business Journal reported a former Microsoft employee is bringing a New Haven-style, coal-fired pizzeria to Hillman City in South Seattle. I posted about how stoked I am for this one. It's a real upgrade for that neighborhood, and this is exactly the kind of "best pizza in Seattle" news I want to keep you in the loop on.

Your second-half-of-summer guide. I put together a full guide on Instagram for making the most of what's left of summer: favorite parks, favorite restaurants, and things to do with family or friends. If you missed it, it's still up on the grid.

WHAT'S ON MY MIND

We're halfway through summer, and August and September might be the best stretch Seattle has to offer, so don't let the second half slip by.

So here's my standing question for you: what do you need from me this week? Looking for something specific in the market, want a second opinion on a place you found, or just want to know where to get good pizza? Hit reply, I read every one, or find me on Instagram @UrbanCondoSpaces.

WHAT I'M WORKING ON

Two properties I'm genuinely excited about right now, both moving through inspection.

In Bridle Trails, I represented the buyer on a home in the Silver Spurs neighborhood. This is horse country in the heart of Kirkland, and it's one of my favorite pockets of the Eastside to work in.

At Madison Tower downtown, I'm the listing agent on a unit I've had the pleasure of repositioning and marketing this year.

WEEKEND WATCH

A few things happening around town this weekend:

Mariners vs. Rays, T-Mobile Park, Saturday 8/8 at 6:50 p.m. and Sunday 8/9 at 1:10 p.m.

Bellevue International Festival, Crossroads Park, Saturday 8/8, a celebration of the Eastside's international community.

Seahawks Football Fest, Lumen Field, Saturday 8/8, get in the mood for the season.

Talk soon,

Jeff

Treat Street, Montlake. Rain or shine SEATTLE INSIDER Friday, October 30, 2026 Halloween weekend is here, and if you have kids, you probably already know what your weekend looks like. Yesterday, I shared a post on Instagram highlighting 10 places to celebrate Halloween throughout Seattle and the Eastside. There's no shortage of ways to get out and enjoy the weekend, whether you're celebrating with your family, getting together with friends, or simply looking for a little Halloween fun. But...

SEATTLE INSIDER Friday, October 23, 2026 I have a little Saturday tradition with my daughter that I absolutely love. We call it "Jammies and Scones." The premise is pretty simple. We head out on a Saturday morning, find a good coffee shop or bakery, get her a blueberry scone and me a coffee, and enjoy a little time together. Sometimes it's Macrina. Other times it's Zoka, Saint Bread, Oxbow, or Sea Wolf. For her, it's a blueberry scone and a morning with Dad. For me, it's something a little...

SEATTLE INSIDER Friday, October 16, 2026 I haven't exactly had the Seattle week I was hoping for. I've been home under the weather, which is particularly frustrating when October is putting on such a good show outside. Last week I told you about a perfect fall afternoon spent photographing Volunteer Park, Washington Park, and Pioneer Square. This week has looked a lot different. But staying put gave me time to think about something I care about a lot: the people who make our neighborhoods...
